Organising a Building Project In Birmingham

Planning or Building Notice

With most large building projects drawings and planning permission will be required; these will be subject to Local Authority Building Regulators who monitor the works in progress. However, with many single storey extensions and smaller projects work can proceed on a Building Notice basis, this enables you to start work as soon as you have given the Local Authority Building Regulators a starting date and if all Local Water Board searches are clear. Both planning and building regulations require a fee payable to the relevant departments. To decide which option is suitable for you contact both planning and building regulations.

Design

At the start of the design process you need to decide what it is you actually require from your new building  i.e. more bedrooms, a bigger kitchen/family room, a bigger bathroom etc. You can then consult an architect or a builder. In many cases by speaking to a builder first you can establish what is actually practical, as often a standard design drawing for your type of housing stock is produced and not customized to your individual circumstances. For larger extensions you will require detailed drawings and calculations for both planning permission and to enable builders to provide accurate quotations, these are best done by a qualified architect. For a building notice application you will only require a basic drawing with dimensions of external walls, door/window openings and roof construction.

Construction

It is Acorn Builders intention to manage the construction project from day one. Using our team of experienced tradesmen we aim to ensure a clean environmentally friendly build whilst at the same time keeping the customer well informed about the construction process and how it will impact on them and their surroundings on a daily basis. The majority of extensions will involve alterations to the existing kitchen, bathroom or both so it is our aim to keep these room’s facilities working for as long as possible. We also aim to construct the complete shell of the new extension before opening up the existing building to minimise the impact of the building work on family life.
During the construction we will maintain a safe and secure working environment and at the end of the project all excess building materials and debris will be removed from the site by a council approved contractor.

Costings

All our clients are provided with a detailed quotation and an explanation of any possible extra costs* (**ground works) and a payment schedule as detailed below.

1st Payment of 20%        Commencement of works
2nd Payment of 20%       Damp proof course
3rd Payment of 20%        Wall plate (brick/block work complete)
4th Payment of 20%        Roof on and sealed
5th Payment of 20%        Completion

We have found over the years that this is the fairest schedule as it is never loaded too much towards builder or client and ensures a trusting relationship.

**With any building quotation involving ground works (foundations, drainage) a builder will only quote to connect new drains to old and to dig foundations to the Local Authority’s minimum depth requirements of one metre. However this depth is subject to the Building Inspectors discretion and may increase depending on ground conditions and proximity of trees etc. Obviously these are unknown quantities until excavations have taken place and may result in a minor increase in costs.

*During the building process you may decide to add other small or larger projects to the original quotation. Any extra costs should be agreed between you and your project manager before the work is carried out and then added to your final payment.

Inspections

A fee is payable by the client to the Local Authority Building Consultancy before the start of any extension. This fee covers the cost of inspections carried out by a Building Inspector who will be called out by your project manager  at various stages throughout the construction process (as detailed below) and will result in a Local Authority Certificate on completion of works. This certificate should be retained in case the property is sold at a later date.
